The hottest real estate markets in metro Atlanta

It is without question that metro Atlanta has one of the hottest real estate markets in the country. Some local communities, however, are faring better than the others in the area. Let’s take a look at neighborhoods in the metro area that experienced the most growth in 2017.

Decatur

Last year, Decatur’s housing market grew at an impressive rate of 7.6 percent according to this article by the Atlanta Journal Constitution. So, what makes Decatur so great that real estate values are continuously rising in the city?

Decatur is the heart of DeKalb County, located northeast of Atlanta. Over the years, it has transformed from a sleepy town into a bustling city that attracts plenty of young professionals and families. Today, Decatur is recognized as both one of the most progressive and best cities to live in the Atlanta area.

Decatur is a safe city that is always thriving with activity. Currently, the city is abuzz preparing for the AJC Decatur Book Festival – https://www.decaturbookfestival.com/.  With its many activities and festivals, residents enjoy a real sense of community and a shared interest in the school system.

Decatur schools are some of the best rated in the area, providing great education and at the same time helping home prices increase. Real estate options in Decatur (which include restored Craftsman bungalows and ranch-style homes) are just the icing on the cake.

Kirkwood

Kirkwood is one of the most historic neighborhoods in Atlanta. It also happens to be one of the hottest real estate markets in the city. In 2017, home values in Kirkwood increased by almost 16 percent!

An east side neighborhood, Kirkwood is located in DeKalb County and began as a streetcar suburb and has exploded into an urban hotspot for hip eateries and coffee shops, like Le Petit Marché and Tap Room Coffee and Beer.  And as expected of a national historic designated neighborhood, Kirkwood is a prime place for architecture lovers.  Some of the styles found in the community include Queen Anne, Victorian Folk, Craftsman, Arts and Crafts, and Eastlake. While there are plenty of historic properties to be found in the area, new construction and remodels are on the rise.

East Lake

Another Atlanta neighborhood that saw plenty of growth in 2017 was East Lake. Like Kirkwood, home values in the area increased by nearly 16 percent.

Located in Atlanta’s southeast portion, East Lake is another historic community. It is currently experiencing a renaissance, if you will, with East Lake increasingly populated with trendy shops and restaurants—hello Poor Hendrix!

One of the primary drivers behind East Lake’s overall growth is its fantastic collection of real estate options. These range from historic bungalows and cottages built between 1910 and 1940 to newer single-family homes and apartments.

The crowning glory of the neighborhood, however, is the East Lake Golf Club, right at the heart of the community. Opened in 1904, this private golf club is considered the oldest in Atlanta and where the TOUR Championship takes place.

What does all this growth mean?

Although real estate growth entails higher property values, it can also be a blessing for home buyers. This is especially true if market trends suggest that the growth is consistent in the community. Properties bought during this period might see continuous increase in value.

Higher property values also bode well for sellers. Real estate growth, coupled with a relatively low housing inventory, creates plenty of opportunities for sellers to yield high profits. What it takes for a successful sale is to price the home well so that it attracts multiple offers.
